仕事内容:

The Maintenance Manager is responsible for management of a team for a diverse building portfolio (buildings and trailers) and to oversee all aspects of facility management, for the maintenance and improvement of building equipment and, fitting to changes in terms of organization or technology. He is responsible for a budget to ensure proper functioning of equipment, maintenance of buildings, safety and improvement of its performance.
He provides support and guidance to improve and ensure a safe work environment and he do so by following our five keys : Security, Courtesy, Inclusion, Show and Efficiency.


MAIN RESPONSIBILITIES
  • Provide leased building sustainment, tenant support, and ensure the Administration spaces are safe, clean, and fully operational.
  • Ensure that maintenance/works projects are safe, functional, and environmentally sensitive.
  • Ensure service management - establishing contract scopes.
GLOBAL BUILDING SERVICES
Manage service scopes for engineering and property management services.
Responsible for lease acquisition and disposal.

SAFETY
Organize and perform routine building inspections – be proactive ensuring facility issues are resolved or submitted to management for review or placement in the IFP program.

PLANNING & DEVELOPMENT
Understanding of construction procedures with a basic understanding of environmental, safety and regulation requirements.

CONTRACT SERVICES
Review and ensure vendors follow the scope of services to be performed by in-house departments or outside vendors.

PROJECT SCHEDULING
Partner and assist with logistics on tenant construction/build-out initiatives contractor’s or service provider activities. Manage badges parking access systems, coordinate site access and interface with contractors’ operations and vendors.
Review and ensure the trailers fleet is safe, clean and functional: installation/removal/destruction/moves

CLIENT COMMUNICATION
Communicate and partner with building tenants, maintenance providers, project managers.
Develop and establish service level agreements, ensure that expectations referenced in the SLA and response times are met.

TECHNICAL COMPETENCY
Ability to submit and provide job justifications for capital/expense IFP program. Partner with fire system and alarm providers. Partner for resolution of building emergency issues.

PROCESS COMPETENCY
Manage all building information, including tenant, vendor, contract files and emergency information.
Ensure purchase orders are created prior to commencement of work and timely payment of all invoices for building services.
Establish a communication network to handle emergencies and elevate issues to leadership as appropriate.

LEADERSHIP COMPETENCY
Ability to coach and mentor buildings.

TEAM DEVELOPMENT
Challenges cast to continue learning and promotes outside opportunities.
Motivates and creates a collaborative team environment.
Manages and provides daily support to the team, coaches and mentors.


SKILLS
Ability to manage building operations
Ability to manage multiple tasks, prioritize, work within a fast-paced environment
Ability to communicate with tenants, management, contractors and field personnel
Ability to build and foster strong working relationships with tenants, vendors and internal resource departments to meet client expectations and ensure a safe and comfortable work environment
Ability to manage multiple relationships and personalities
Fluent in English
